Start with the honest structural fact: every retail home financing product at Turkey's participation banks is murabaha, the bank buys the property and resells it to you at a disclosed markup, payable over up to 120 months, and almost nobody prints the profit rate. At our August 2026 review, the only home financing rate visible anywhere was a dated digital campaign at Albaraka Turk from 2.87 percent monthly. Everyone else quotes through calculators. So a ranking built on advertised rates would be fiction. What actually differs between the seven banks on our home financing comparison is programs, fee disclosure, loan-to-value treatment and the savings products that feed the down payment. BDDK rules set the frame at every bank: loan-to-value reaches 90 percent only in the best case (first home, high energy class, value under 5 million lira) and grades down from there; tenors cap at 120 months; and the BSMV transaction tax runs 0 percent for first-home buyers versus 15 percent on financing charges otherwise, an asymmetry worth real money that Dunya Katilim alone prints plainly on its page. 1. Emlak Katilim: Gonlune Gore changes the question

Emlak Katilim tops this ranking because it offers the one program that changes the economics rather than the packaging. Gonlune Gore is save-then-finance: you accumulate toward a self-set target in a participation account, and the profit share your savings earn is credited against your financing cost, potentially down to a zero profit rate, with no system fee and free exit including your savings plus earned profit. For buyers two to four years out, no quoted rate at any competitor beats a structurally reduced one here, and the free-exit clause removes the lock-in risk that plagues the private savings-finance industry. The standard shelf runs to 120 months with a Tamamlayici bridge product and an urban transformation pipeline. Caveats: about 110 branches, and standard rates are quoted per profile.

2. Ziraat Katilim: the state match does the heavy lifting

Ziraat Katilim finances homes from 0 to 10 million lira over up to 120 months with urban renewal and land variants, and pairs it with the Konut Hesabi: save monthly within the 2026 bands of 4,511.50 to 45,115.04 lira for at least 36 months and receive a state contribution of up to 20 percent toward your first home. That match is the single best risk-free boost in halal finance, and it makes Ziraat the right starting relationship for most first-home planners even before comparing financing quotes. 3. Vakif Katilim: the printed LTV grids

Vakif Katilim prints what nobody else does: full energy-class loan-to-value grids. First homes under 5 million lira finance at 90, 80 or 70 percent LTV by energy certificate class, stepping to 40, 30 and 20 percent above 20 million; second homes cap at 22.5 percent or below; land finances to 60 months. An energy-efficient building is worth 10 to 20 points of financing here, printed, not negotiated. Profit rates are still quoted, but you walk in knowing exactly what equity the deal requires.

4. Turkiye Finans: the fees in daylight

Turkiye Finans itemizes the ancillary costs competitors reveal at signing: 500 lira arrangement, 3,000 lira mortgage lien, appraisal and insurance, printed, with the honest note that advertised rates assume bundled insurance. Fee transparency is not rate transparency, but it is the disclosure that protects you at the notary, and it earned an A- in our index.

5 to 7: scale, campaigns and the wildcard
